So, What is a Pre-App?
Essentially, a pre-application is an early conversation with the planning authority before you submit a formal planning or listed building application.
It allows your proposals to be reviewed by planning and conservation officers at an early stage, when ideas are still flexible and changes are easy to make.
Think of it as a chance to test the waters before diving in.
But, Why Does It Matter More for Heritage Projects?
To protect Heritage assets there are more stringent regulations and policies in place. Having local, regional or national laws, guidelines and incentives in place to protect and maintain historic structures lead to something that seems simple and small to become complicated. Historic buildings and sensitive sites are rarely straightforward.
Unlike modern developments, heritage projects aren’t judged only on size or appearance. Planning officers also need to consider things like:

how changes affect original fabric

These refinements ensured the design remained aligned with the client’s vision, while also addressing planning and conservation requirements.
