New-Build Homes

Each one-off new-build home provides a unique opportunity to realise the dreams of the client; we want to ensure the outcome is an expression of the client, and that we create the perfect fit.

We specialise in difficult sites, such as those requiring Paragraph 84e planning and new country houses, and have a proven track record of achieving planning where planning constraints, the nature of the site or local politics have felt like an intimidating barrier to permission. You can rely on the quality of our presentation, experience and expertise to strengthen your case for planning consent, as well as our willingness to challenge policy.

This is, of course, alongside our excellent design credentials in ecologically drive, tailor-made solutions.

Modern Country House Design

We specialise in designing and achieving permission for Paragraph 84 houses. These are new houses in the countryside that are of exceptional and outstanding or innovative architectural and landscape design quality.

These are not easy to obtain; paragraph 84 of the National Planning Policy Framework allows for these isolated homes with stringent criteria on design and innovation, as well as asking that the home significantly enhances its immediate setting. We like to see these as a modern take on the traditional country house.

As planning consent requires a higher than usual level of detailed design and research and development, we pull together a consultant team of ecologists, energy specialists, planning experts and structural engineers to complement our in-house expertise in architecture, landscape, arboriculture and biodiversity.

New build home FAQs

There are a few questions that often come up when we discuss new build homes with our clients; we’ve answered the main one below:

  • Yes, you will need planning permission for a new build house in the UK. Planning permission is required for building something new, extending or making major changes to an existing building, or changing the use of a building.

To obtain planning permission, you will need to submit a planning application to your local planning authority (LPA) through your local council. The application process involves providing detailed plans and information about the proposed development, and can sometimes need other supporting reports, studies or information. If you proceed with the construction without obtaining the necessary planning permission, you may be served with an enforcement notice, which could require you to undo the changes made.
